Case Study: How critical is it to have a Smart Flood Detection System?

The client: A condo building in Thornhill that has just suffered a major flooding event.

Prior to deploying Edgecom Energy’s smart flood detection system, the condo was faced with a major flood. One of their tenants had left their unit for a few months and forgot to fully turn off their in-suite HVAC and mistakenly left a window open during the winter.

This caused the fan coil to freeze and eventually burst, which resulted in a flood for the entire floor. This damaged the walls, hallways and overloaded the drains.

The total cost of damage was $320,000. After the insurance claim, the building’s premium increased from $80,000 to $120,000 per year. Their deductible also increased from $5,000 to $50,000.

Edgecom Energy’s Solution: A Smart flood detection system was installed in every unit of the building.

The building management will receive alerts via text message if any of the flood detection sensors get wet or if water consumption is higher than expected. The system will ensure that if a flood occurs, it will be stopped before any significant damage occurs. Additionally, the condo now pays lower insurance premiums and deductibles.
